A Concord developer plans to break ground on a speculative warehouse at a 126-acre next to Westfield-Barnes Regional Airport.

Winstanley Enterprises is seeking tenants for the 524,000-square-foot distribution center that it’s developing in a joint venture with NorthPoint Development. Known as Falcon Landing, the Westfield property recently received final local and state approvals, and will be constructed to accommodate up to two tenants.

The property is located on Falcon Drive and will include 322 tractor-trailer spaces and 362 parking spaces.

In a statement, Principal Adam Winstanley said the company plans to build the project on speculation if a tenant is not secured before groundbreaking, following completion of the final designs and roadway improvements.

“Our project team worked very hard to put forward a sensible plan that is rooted in community input, prioritizes protection of sensitive resources, and delivers economic development benefits to Westfield,” Winstanley said in a statement.

The property is a former manufacturing facility for Digital Equipment Corp. The development received approval from the Massachusetts Executive Office of Environmental Affairs in October 2023 and from the Westfield Planning Board in February.

Winstanley owns and operates 12.5 million square feet of commercial real estate and is partnering with NorthPoint Development of Kansas City, Missouri on the project.
