A Watertown biotech will expand in the growing Interstate 495 life science submarket after signing a sublease for 81,293 square feet at 9 Forge Parkway.

Lyndra Therapeutics will occupy 81,293 square feet in the manufacturing facility, which was previously occupied by Tegra Medical.

Headquartered at 65 Grove St. in Watertown, where it relocated from Cambridge in 2017, Lyndra opened a new manufacturing facility at 60 Westview St. in Lexington in 2020 to support its Phase II clinical trials, and received $60.5 million in series C venture capital funding in June 2021.

Colliers’ Southwest leasing team led by Stephen Woelfel represented sublessor Tegra Medical, . which recently expanded into 120,000 square feet at 16 Forge Parkway.

The 9 Forge Parkway property is located on an 8.2-acre parcel near I-495 and the MBTA commuter rail’s Forge Park/495 station. 

According to Colliers’ research, life science and biopharmaceuticals companies are expanding footprints in the I-495 submarket because of shrinking supply in the Boston-Cambridge area, while fueling office-to-industrial conversions.

CBRE’s Tim Lahey, Perry Beal, and John Lashar represented Lyndra Therapeutics in the lease negotiations.
