Amazon has paid major MetroWest landlord Carruth Capital $65 million for a 93-acre swath of Westborough’s Computer Drive commercial district that has been approved for a large, last-mile e-commerce facility.

The deal closed Dec. 23, according to documents filed with the Worcester Registry of Deeds. The Worcester Business Journal originally reported the sale.

Town planning officials approved a request from Carruth Capital and its property manager, Atlantic Management, to reposition the property for a new distribution facility in early July.

Plans filed with the town at that time show the 1977-vintage, 2-story, 622,796-square-foot flex building currently on the site being demolished and replaced with a 221,256-square-foot, single-story distribution center and a large parking lot. The plans show a facility with 17 tractor-trailer loading docks, 120 delivery van loading spaces, 13 trailer parking spots and 441 parking spots for building workers.

The property sits at a key location for last-mile distribution uses: The intersection of Interstates 90 and 495.

Industry experts told Banker & Tradesman in November that requirements exist for between 30 million and 40 million square feet of industrial space in Greater Boston, a market that currently only has about 20 million square feet of product – only 2 percent of which is currently vacant.
