The latest development proposal near the MBTA’s Boston Landing station calls for 120 apartments replacing an industrial building and parking lot.

Boston-based Anchor Line Partners proposes a 6-story building on the half-acre site at 90 Braintree St., including 10 loft-style units with direct entrances from the street level, and 60 parking spaces located at-grade and partially below-ground.

Designed by RODE Architects of Boston, the 85,000-square-foot building would step down from six stories along the northern side facing the Massachusetts Turnpike to three stories closer to the residential neighborhood to the south. The project would include 20 income-restricted units to comply with Boston’s inclusionary development policy.

Developers said they will donate $1 million to the Allston Brighton Community Development Corp. to pay for upgrades to its 20-unit Hano Homes affordable rowhouses located on nearby Hano Street.

Anchor Line acquired the property in August 2020 for $6.65 million.

The project requires zoning board of appeals approval for multifamily use, floor area ratio and building height, according to a project notification form submitted to the Boston Planning & Development Agency.
