Boston Redevelopment Authority (BRA) officials approved another $515 million worth of new development Thursday, including a 23-story micro-hotel in the Theater District, a 492-unit condominium complex on the East Boston waterfront and a hotel and over-62 housing complex in Cleveland Circle.

The board of directors also OK’d a plan by Faneuil Hall Marketplace’s management company to replace upper-floor office space with a boutique hotel and revamp the food court.

New York-based Ashkenazy Acquisition Corp., which leases the 200,000-square-foot retail and office property from the city, also plans to replace part of the food court with sit-down restaurants and bars. Some long-time merchants have criticized the company for lack of communication and refusal to extend leases. Preservationists opposed the company’s request to demolish the vacant greenhouse structure for a Sephora cosmetics store, which was denied by the Boston Landmarks Commission.

Ashkenazy executives say they plan to spend tens of millions of dollars to address deferred maintenance and give the property a much-needed modernization program.

Other development projects approved by the BRA board of directors at Thursday’s meeting:

  • Congress Square, a redevelopment of five office buildings totaling 458,300 square feet in the Financial District into a hotel, residences, retail space and modern offices by Boston-based Related Beal Cos..
  • Clippership Wharf, a 525,000-square-foot, 492-unit condo complex at 25 and 65 Lewis St. in East Boston by Lend-Lease Development.
  • A 218,520-square-foot redevelopment of the former Cleveland Circle Cinema site at 375 Chestnut Hill Ave. including a 162-room hotel, 92 residences for people 62 and older and 14,000 square feet of retail space.
  • A 23-story, 346-room micro-hotel at 240 Tremont St. on a 4,787-square-foot vacant parcel in the Theater District.
  • Walker Park, a 49,924-square-foot apartment complex at 67-80 Walnut Park in Roxbury
  • 45 West 3rd St., a 132,850-square-foot, 105-unit residential building with 3,400 square feet of retail space.
