A 284-unit portfolio including eight apartment buildings in Boston’s Fenway and Longwood Medical Area traded for a combined $78.4 million to two separate buyers.

Cambridge-based Forest Properties paid $55.6 million for a 222-unit portion of the Joy Realty portfolio comprising 137 and 143 Park Drive and 24, 28, 32-34 & 46 Westland Ave., according to Suffolk County deeds.

Two properties at 14 Palace Road and 11 Tetlow St. totaling 62 units sold to 1903 Realty Holdings for $22.8 million.

The early 20th-century portfolio contains 284 units with average sizes of 550 square feet.

CBRE represented the seller, whose ownership of some properties dated back over a century.
