Frazier Properties has sold a retail condominium occupied by Starbucks at 165 Newbury St. in Boston for $6.25 million.

At nearly $6,000 per square foot, the sale sets a record for Newbury Street storefront space. The buyer is an affiliate of Rye, New York-based Acadia Realty Trust.

Newmark Grubb Knight Frank’s Robert Griffin, Geoffrey Millerd and Paul Penman represented the seller.

The property contains 1,050 square feet of indoor retail space and a 350-square-foot patio leased to Starbucks on a long-term basis.
