California real estate investment trust Alexandria Real Estate Equities Inc., operator of more than 35 properties in Cambridge and Greater Boston, has reported net income of $44.1 million for the second quarter, compared to $27.8 million for the same period in 2008 – a 58.6 percent increase.
For the first six months of the year, the trust reported a net income of $85.4 million, compared to $64.9 million for the first six months of last year.
The REIT’s local portfolio includes Technology Square at MIT, and more than 3.6 million square feet in the region.
The trust said it executed 49 leases for 473,000 rentable square feet in the second quarter at 27 different properties (excluding month-to-month leases), and 82 leases for 936,000 rentable square feet for the first six months of the year.
The second quarter occupancy rate increased to 94.5 percent, the trust said.
