An 80,100-square-foot industrial and lab building in Middleborough that’s fully leased to a life science equipment manufacturer has sold for $14.425 million

Hudson-based Calare Properties sold 16 Leona Drive to STAG Industrial, a Boston-based REIT. Calare purchased 16 Leona Drive in September 2015 for $10.3 million from Braintree-based Campanelli.

The property is fully leased by IDEX Health & Science, which signed a 10-year lease extension earlier this year. The 27-acre site includes 65,000 square feet of additional development potential.

“This well-positioned property provided an ideal complement to our industrial portfolio that continued to generate value for both our tenant and investors,” Todd Barclay, vice president of acquisitions at Calare, said in a statement. “After four years under our active management to maintain the premier quality of this asset, we saw the opportunity to exit the property at pricing that far exceeded our initial underwriting.”
