The Boston Landmarks Commission has scheduled a hearing on a possible demolition delay for a Brighton music studio slated for replacement as a life science campus.

The commission staff ruled that the 139,000-square-foot industrial building at 155 North Beacon St. – which is the home of the Sound Museum music recording and rehearsal space – meets one of its five criteria to consider a demolition delay. A hearing is scheduled for Feb. 8.

Life science developer IQHQ Inc. proposes replacing the sprawling complex near Boston Landing with a three-building, 409,000-square-foot office and lab campus.

The plans prompted an outcry from musicians who use the complex, which is billed as the city’s most affordable rehearsal space. IQHQ subsequently announced that it hired a broker and architect to help Sound Museum owner William “Des” Desmond find a replacement location in the city of Boston.

The property is being reviewed for demolition delay because of “important association with one or more historic persons or events, or with the broad architectural, cultural, political, economic or social history of the city,” Landmarks Commission Executive Director Roseanne Foley wrote in a Jan. 28 letter to IQHQ Senior Vice President David Surette. The letter asks IQHQ to present two alternatives to demolition.

The commission received approximately 40 public comment letters about the project, spokeswoman Stacia Sheputa said.

In a recent comment letter to the Boston Planning and Development Agency, Boston Chief of Arts and Culture Kara Elliott-Ortega urged the developer to consider including rehearsal and performing space as part of the redevelopment.
