A Boxborough office park will use $38.2 million in financing from Cambridge Savings Bank for capital improvements including a food and craft beer hall.

A portion of the construction loan will be used for a new amenity run by Craft Food Hall, which operates 10 facilities in Massachusetts. Completion of the food hall including three food vendors and a self-pour beer wall is scheduled for spring 2024.

Braintree-based developer Campanelli acquired the former Cisco Systems campus, known as The Park at Beaver Brook, in 2021 for $10.5 million.

A new 64,000-square-foot build-to-suit office and R&D building is being built out by Campanelli for Littleton-based product certification specialists TÜV Rheinland, which will relocate in early 2024.

The four-building campus at 100-500 Beaver Brook Road contains nearly 487,000 square feet of office and R&D space. Another 650,000 square feet of development capacity is available on 52 acres, according to Newmark, which is the leasing agent.

Under Campanelli’s ownership, Medtronic leased 96,000 square feet at 200 Beaver Brook Road while Cisco Systems continues to occupy building 300.
