The historic Amrheins restaurant property in South Boston will be redeveloped as a mix of office and R&D space under an 87,000-square-foot project approved by Boston Planning & Development Agency officials.

Developers agreed to preserve the facade of the 4-story building and the conversion of its ground-floor space into a small cafe or restaurant, while demolishing the 1-story addition where the 131-year-old bar currently operates and building an addition on the parking lot.

The new structure will include office and prototype manufacturing space. Developer John Matteson cited the Reebok and AutoDesk headquarters in the Seaport District as examples of the type of desired commercial space, while agreeing to forbid laboratory uses following questions raised at community meetings.

“AutoDesk is a great example of an office tenant that also needs R&D space,” Matteson said. “Our goal is getting these tenants that are growing into the next wave of their growth and attract them to this building.”

BPDA board members approved five development projects totaling 58 new housing units at their June meeting, along with a 98,000-square-foot expansion of Faulkner Hospital’s inpatient area.

The hospital is planning an expansion on the south side of the main building on its 17-acre campus at 1153 Centre St. in Jamaica Plain, adding 78 new inpatient beds.

The hospital also will add 171 parking spaces in a three-story addition to its East Garage and add a 952-space parking garage to replace a surface lot. The 580-space West parking garage will be demolished and replaced with surface parking and landscaping.

Transportation projects connected to the project include 88 bicycle parking spaces and a new separated bicycle lane on Centre Street.

Multifamily projects approved included:

  • Construction of 18 condominiums through renovation of the vacant Our Lady of Victories Church property at 25 Isabella St. in Bay Village;
  • A 2,527-square-foot community theater for improv group ComedySportz Boston and 31 residential units in a 5-story building at 4198-4206 Washington St. in Roslindale;
  • Nine condos at 1-2 Thompson Square in a 23,826-square-foot addition to the Charlestown Savings Bank.
