Two rehabilitation hospitals in Braintree and Woburn have been sold for $114.5 million to Los Angeles-based CS Capital Management on behalf of an institutional client.

The properties include the 109,020-square-foot, 166-bed Braintree Rehabilitation Hospital and the 125,000-square-foot, 168-bed New England Rehabilitation Hospital.

Mindy Berman, Daniel Turley and Steve Leathers of JLL’s health care capital markets team in Boston represented the sellers, Harrison Real Estate Capital and The Sanders Trust.

“Investors are eager to gain a presence in metro Boston and these hospitals presented a rare opportunity to purchase high-quality operating assets,” Berman said in a statement. “HealthSouth, the largest post-acute health care company in the country, assumed operations of the hospitals last month, which will allow the new ownership to benefit from best-in-class sponsorship.”

The two inpatient rehabilitation hospitals control 70 percent of the rehab beds in the Boston area and are fully occupied under long-term net lease arrangements with HealthSouth’s local hospital operating entities, according to JLL.
