A commercial-and-multifamily development is proposed at a Mission Hill property acquired by Bulfinch Cos. in May 2021.

Bulfinch Cos. is seeking to build 63,000 square feet of office/lab and R&D space along with 25,000 square feet of housing on the 1.3-acre parcel at 804-814 Huntington Ave.

Architect Stantec is designing the project for LEED Silver certification, including a Passive House building envelope, and rooftop solar array, Bulfinch Cos. President Robert Schlager said in a notification letter to the Boston Planning & Development Agency.

The project will include below-grade parking, including 25 percent of spaces equipped for electric vehicles.

“We believe the redevelopment of the project site, from its current state as an aged office/lab building with surface parking, to a vibrant mixed-use development… will provide a unique and much-needed improvement from this long-ignored parcel of land along Huntington Avenue,” Schlager wrote.

The project will require a conditional use permit from the Zoning Board of Appeal for the lab/R&D component, according to Bulfinch Cos.

The 21,000-square-foot building on the site was most recently leased to New England Baptist Hospital.
