Framingham developer Calare Properties is targeting growth of the industrial market in the Boston suburbs with construction of a 119,000-square-foot flex building set to break ground on May 1.

The 32-foot clear height structure is designed to accommodate uses ranging from warehouse and manufacturing to biopharma and cold storage.

JLL Boston is representing Calare in leasing the space to single or multiple tenants. The property is located near Interstate 495 at 50 Nagog Park, within the 120-acre Nagog Park mixed-use campus. The building is expected to be ready for occupancy in January.

JLL research shows that industrial tenant demand is up 62 percent year-over-year, with companies in the market for 9.6 million square feet.

“Market data shows a growing need for flexible industrial space that can accommodate a wide array of potential uses. Given both the diversity of Massachusetts economy, which includes strong players in life sciences, industrial, light manufacturing, and research and development, this property will fill an important need,” JLL Senior Vice President Sam Crossan said in a statement.
