As the building boom in Boston residential real estate continues, New Boston Ventures recently closed out the construction and sale of units at 945 East Broadway in Boston by transforming an aging home into 10 new luxury condominiums with below grade parking.

Designed by Finegold Alexander Architects and located in City Point, the site was previously occupied by a 1930s single-family home, which was sold to the developers for $3 million in 2014 when its long-time owner passed away.

The site, at over 25,000 square feet, represented a very unusual opportunity. The City Point neighborhood has experienced a significant rise in popularity due to its neighborhood feel and close proximity to area beaches and parks, as well as its convenient access to downtown Boston making it a very desirable location.

David Goldman and Dennis Kanin of New Boston Ventures collaborated with members of the neighborhood. Finegold Alexander were asked to join team to bring their significant expertise in creating contemporary structures within historic contexts. The developer and design team listened to the neighborhood’s desire for a project that captured the historic aesthetic of the neighborhood.

“During design development, we studied the market closely and found that there were approximately 600 two-bedroom units either approved, under construction or submitted,” said Kanin.

“By building eight 3-bedroom units, we were able to offer a development that was responsive to the community’s needs by reducing the unit count and density of the site while also providing true family homes that we thought buyers would love,” added Goldman.

We provided the units with significant daylight, highly efficient mechanical systems, private elevator access, and contemporary architectural layouts. The units are some of the largest available in the city and comprise a total of 10 condominiums distributed across two “sister mansions” – each comprised of five units. Units are 900 to 3,000 square feet with one 2-bedroom, one 4-bedroom, and eight 3-bedroom condos.

The design team that oversaw the project including James G. Alexander, FAIA has experience including work on The Boulevard at 110 Broad St., The Lucas at 136 Shawmut Ave., The Royal at 407-409 Shawmut Ave., Cable Mills Residences and Salem Jail Residences among others.

This was a notable project because of the high level of community engagement and transparency in the design process. The layouts, amenities, and quality of design compared to other offerings on the market resulted in all units being sold prior to construction completion. The process and final design truly make these residences perfect for families and long-term ownership. Amenities also include 24 underground parking spaces, top of the line kitchen appliances, marble bathrooms, and spacious patios or porches.

SellBoston LLC handled the sales of The Residences at 945 East Broadway. The prices of the homes ranged from $995,000 – $1.425 million.
