A CVS Pharmacy will anchor the ground-floor retail space at Trio Newton, the 140-unit Newtonville apartment complex led by Mark Development of Wellesley.

The Woonsocket, Rhode Island pharmacy chain signed a 15-year lease for 13,044 square feet at 853 Washington St. in the mixed-use development previously known as Washington Place, according to a Middlesex Registry of Deeds filing.

The apartment complex, scheduled for completion this summer, is offering one month free rent on some units for move-ins before Aug. 1.

The development includes a total of 40,000 square feet of ground-floor retail space in eight storefronts.

CVS did not respond to an inquiry about the future of its nearby store at 304 Walnut St.

Mark Development is in the early stages of permitting for another Newtonville development, a $139 million apartment complex called Dunstan East, as well as a proposed 1 million-square-foot development next to the MBTA’s Riverside station.
