Davis Cos.’ next life science project would bring another 280,000 square feet of office-lab space to the Alewife Quad district in West Cambridge, including a new restaurant in the transforming industrial neighborhood.

The Boston-based developer is seeking approval for Fifteen Wilson, a 4-story building including office and R&D functions, a 9,725-square-foot ground-floor restaurant and 323 below-grade parking spaces.

Designed by architecture firm Jacobs, the development would replace a parking lot and warehouse at 40 Smith Place and 45 and 55 Wilson Road.

Approval of life science projects in the neighborhood could be delayed as Cambridge officials consider a moratorium on new commercial projects in Alewife.

The Cambridge City Council is expected to vote this spring on the moratorium, which would run through the end of 2023. The delay is designed to allow the council to approve a potential rezoning of the neighborhood, which has been considered periodically since the 1970s.

The Davis Cos.’s existing Quad portfolio hit full occupancy last year when South Boston-based Ginkgo Bioworks leased 38,759 square feet at 10 Wilson Road.

The next phases of the 510,000-square-foot campus would include the Fifteen Wilson project and another 155,000-square-foot lab building at 101 Smith Place.

Located off Concord Avenue near the Belmont line, the Quad district has attracted a recent land rush by developers seeking to secure some of the last big commercially-zoned parcels in Cambridge.

Life science developer Healthpeak Properties’ acquisition of 36 acres in the Quad last year prompted Cambridge city councilors to debate a moratorium on lab construction in the district, while pursuing the approval of a rezoning plan that’s been delayed for approximately four decades.

San Diego-based IQHQ also has big plans for the Alewife neighborhood, proposing redevelopment of the 27-acre GCP Applied Technologies campus on Whittemore Avenue, adding three life science buildings totaling 365,000 square feet.
