The new master developer of the SouthField project has sold its first parcel to Atlanta-based Pulte Homes for a residential community.

LStar Communities of Raleigh, N.C. sold the 17-acre property to Pulte for $2.1 million on July 2. The transaction covers half of Pulte’s planned 108-unit Brookfield Village community, said Matthew Barry, a vice president with LStar.

Brookfield Village will include 81 single-family homes and 27 townhouses. Units will range from 1,800 to 2,200 square feet and include up to four bedrooms.

“We do think that Brookfield Village will bring a new product type and that’s what we’re searching for,” Barry said. Projected price ranges were not available this week.

The parcel is located in a wooded area on the western edge of the property near Route 18, just north of the South Weymouth station on the MBTA commuter rail’s Plymouth/Kingston line.

In April, LStar took control of the long-delayed mixed-use project at the former South Weymouth Naval Air Station, which closed in 1997. The previous master developer was Starwood Land Ventures, which succeeded LNR Partners.

In recent years, two apartment complexes, 100 single-family homes and a senior living complex have been built at the 1,400-acre property. The redevelopment plan also calls for up to 3 million square feet of commercial development. Barry said LStar is self-marketing the commercial space currently but plans to hire an outside broker.

Pulte bought another parcel from Starwood in January for $4.5 million where a 200-unit condominium complex is planned. Construction will begin in late July, Barry said.

Since LStar took control, it has opened a new dog park and leased the former base hangar to an unidentified movie studio. A farmer’s market and food trucks are planned this summer.

The developers hope to finalize a deal soon to buy water and sewer service from the MWRA, Barry said. The town of Weymouth currently supplies the base’s service.
