A developer with prior experience in South Boston is proposing a new residential project on Old Colony Avenue near Moakley Park.

The project, dubbed “Trimount Place” by developer Oranmore Enterprises, would replace a low brick retail building and a parking lot on a 21,418-square-foot triangular lot at 267 Old Colony Ave. Banker & Tradesman first reported on the existence of the project in January.

The project was formally submitted to the Boston Planning and Development Agency this week.

The building, designed by Stefanov Architects, would spread 79,067 square feet and 64 units across 5 stories. The building would also contain 7,911 square feet of retail space in three storefronts on the ground floor, a 61-unit parking garage in the basement that utilizes car lifts, 64 bicycle parking spaces and a rooftop deck with a community garden for residents.

Oranmore principals Michael Moore, Seamus Moore and Patrick Costello were previously involved in the St. Augustine’s Church residential conversion project and 637 East First St.

The project is just blocks from the Red Line’s Andrew Square stop and three other large mixed-use development projects – the 977,450-square-foot Washington Village project, the 105,000-square-foot 10 Damrell St. project and the 36,291-square-foot 232 Old Colony Ave. project.
