As Doble Engineering prepares to relocate to a new headquarters in Marlborough, a developer is eyeing its Watertown property for a 213,500-square-foot office and lab building.

Westbrook Partners is proposing demolition of the existing office building and development of an office or life science building with 552 parking spaces, including 455 garaged spaces, according to documents submitted to the Watertown Planning Board.

Doble Engineering acquired a 79,000-square-foot converted warehouse at 123 Felton St. in Marlborough and sold the 5-acre Watertown property to Westbrook Partners for $17.5 million last year. The property contains an 88,780-square-foot office building.

The developers are proposing a new driveway connecting to Arsenal Street via an easement through the 101 Arsenal St. property, along with a driveway onto Walnut Street.

Watertown’s proximity to Cambridge has attracted new lab developments that have quickly leased to expanding life science companies. BioMed Realty acquired 65 Grove St., a speculative lab conversion by Cresset Group, last year for $62.5 million. Boylston Properties, which is redeveloping the former Arsenal Mall property, leased 63,000 square feet to Watertown-based SQZ Biotech in January.

Westbrook Partners is developing the 530,000-square-foot Founders Park mixed-use development in Needham along with Normandy Real Estate Partners. In April, Westbrook acquired a 52,000-square-foot commercial building at 5 Channel Center St. in Boston’s Fort Point for $26 million.
