The MBTA has designated Barnat Development as the successful bidder for a $20 million mixed-use development planned at 112 Rantoul St. next to Beverly Depot station.

Plans call for 70 residential units and approximately 3,000 square feet of retail space on a parcel next to the Beverly Depot garage, which will be used for resident parking.

The project will set aside 12 percent of the residential units for workforce housing. Retail tenants could include a cafe or gourmet food store, according to a press release.

The project team includes ICON architecture, McPhail Engineering, McDermott Ventures, Meridian Assoc., NEI Construction, attorney Terrence McDermott and NEI Construction.

Sarah Barnat, formerly an executive with ULI-Boston, National Development and Trinity Financial, founded Boston-based Barnat Development in October 2015 to specialize in transit-oriented projects.
