A Waltham developer is proposing a 74,000-square-foot condo project with an emphasis on family-sized units at a vacant Brighton property owned by the Archdiocese of Boston.

Saracen Properties plans to develop the 1.4-acre property at 75 Tremont St. after reducing the scope of the project after meetings with neighborhood groups. The project was originally planned as up to 120 rentals but was switched to home ownership units in response to community comments, according to a notification letter to the Boston Planning & Development Agency.

Condos will be designed as “family-sized” units and the project will include 74 surfaced and garaged parking spaces, while exceeding the standard 13-percent affordable housing component required by city policy.

“[The Brighton neighborhood … suffers from a disproportionate amount of rental housing and lack of homeownership for empty-nesters and active seniors,” attorney Joseph Hanley wrote in the notification letter submitted this week.

Over three-quarters of Brighton households are renters, according to BPDA data, compared with less than 60 percent citywide.

The project will require variances from the Zoning Board of Appeal.

Saracen Properties leases the property near Oak Square from the Archdiocese. Saracen also acquired a neighboring property at 99 Tremont St. for a 62-unit condo project in 2017.
