A Norwood developer is seeking approval for a 345,000-square-foot distribution center near a major central Massachusetts highway interchange.

Charles River Realty is proposing the Oxford Logistics Center at 75 Depot Road. Although the company said it has not identified a tenant, it describes the site as a “promising location for any company to expand their supply chain network into the Northeast region.”

The 130-acre property is located within Oxford’s light industrial district and requires special permit and site plan approval by the Planning Board, Oxford’s Director of Planning and Development Tony Sousa said.

The site abuts the Exit 9 ramp on Interstate 395, which is less than two miles from a Massachusetts Turnpike interchange, and has direct access to the Providence & Worcester Railroad.

The project would include a single 45-foot-tall building and 539 parking spaces, and would generate 1,950 vehicle trips per day, according to an environmental notification form filed with the state Executive Office of Energy and Environmental Affairs.

The property is owned by Newton-based Kesmo Sand and Gravel and HRG Development Corp., according to application materials.

Historically low industrial vacancy rates have prompted developers to look in central Massachusetts for distribution sites. The Greater Boston industrial rate hit a low of 8.6 percent in the third quarter, according to Colliers International, and the market has nearly 1.8 million  square feet of net positive absorption year-to-date.
