Boston-based developer Broder submitted plans for a life science campus in a section of Watertown that’s being eyed by city officials for mixed-use projects.
The Pleasant Street development proposal includes a new office-lab building, a retail building and pavilion on a 5-acre site.
The site includes properties at 275 and 313 Pleasant St., 80 Rosedale Road and 60 Acton St., including an existing office building at 313 Pleasant St. Developers are proposing a new 133,324-square-foot office/lab/R&D building, a nearly 10,000-square-foot retail building and 477 parking spaces, including a new 6-story garage.
Broder bought the site in October 2021 for $46 million. An presentation to the Watertown Planning Board is scheduled for Sept. 13 as developers seek approval of a special permit and site plan.
The city’s draft master plan, released in February, identified the Pleasant Street corridor west of Howard Street as a potential “transformation district” including mixed-use developments and housing.
The commercial corridor just north of the Charles River continues to attract interest from life science developers, following the explosive growth of the lab market along Arsenal Street over the past decade.
In June, Seyon Group proposed a 95,000-square-foot lab and manufacturing development at 10-30 Manley Way.
