The shuttered Radius Specialty Hospital in Roxbury could be demolished to make way for a 322-unit apartment complex proposed by Boston-based Kensington Investment Co.

Affiliate KIC Roxbury LLC submitted designs to the Boston Planning and Development Agency for a 380,000-square-foot building ranging from five to seven-and-a-half stories and 217 parking spaces in a 3-story garage.

The project will comply with Boston’s inclusionary development policy by creating 45 affordable condominiums at the planned 323-unit Bartlett Station through a partnership with Windale Developers and Nuestra Comunidad Development Corp.

Community amenities would include a 1,500-square-foot cafe, 3,000-square-foot business incubator and co-working space, and 1,000-square-foot art gallery and community room. Sustainable building practices would include passive house designs that minimize energy consumption, rooftop solar arrays and a vegetated roof system.

Minority and women-owned firms comprise more than half of the project team, including two board members of the Massachusetts Minority Contractors Association, who will support local minority and female subcontractor participation during the construction phase and recruitment of entry-level tradespeople. Boston-based Janey Co. is providing preconstruction services and construction management.

In addition to BPDA large project approval, the project requires height variances from the zoning board of appeals.
