A half-acre cluster of parcels off Dorchester Avenue could be redeveloped with 80 studio apartments with an average size of 450 square feet in the latest proposal under Boston’s compact living pilot.
Designed by Quincy-based architects Choo & Co., the site at 1320 Dorchester Ave. includes four parcels currently occupied by a small commercial building and surface parking.
Developer 1320 Dorchester Ave. LLC, which lists Robert Raimondi as manager, is seeking to build a 6-story, 46,102-square-foot building served by six parking spaces. Typically, the project would require 117 off-street parking spaces, but the compact living program allows lower parking ratios for development near public transit stops.
To comply with the city’s inclusionary development policy, the project would include 10 on-site affordable units.
The project will require variances from the Zoning Board of Appeals for maximum floor area ratio of 2.4 and maximum building height of 69 feet, compared with 1.0 and 40 feet allowed in the neighborhood shopping district.
As a trade-off for smaller unit sizes, developers of compact living projects are required to provide larger common areas. The project notification form submitted this week to the Boston Planning &Development Agency lists a roof deck and amenity headhouse among the building designs.
