Wynn Resorts’ plans for a new gambling and entertainment complex across the street from its Encore Boston Harbor casino received final approval from Everett officials this week.

The 142,000-square-foot East of Broadway project will include sports betting and poker rooms, a nightclub and 979-seat theater, linked to the four-year-old casino by a pedestrian bridge. It’s the initial phase of what could become a larger entertainment district on Everett’s industrial waterfront, where Wynn Resorts last March acquired the 43-acre Constellation Energy power plant property for a future redevelopment.

The East of Broadway project will be built on a cluster of industrial parcels and parking lots spanning 6.2 acres, combining gambling and entertainment venues under one roof. A 979-seat theater will span nearly 42,000 square feet. A 25,012-square-foot poker room and a 13,341-square-foot sports betting parlor and restaurant also are planned, along with a comedy club and two nightclubs, connected to a 2,137-space parking garage. The Everett Planning Board voted to approve the final site plan for the project Monday.

The project also requires approval by the Massachusetts Environmental Policy Act office, Everett Director of Planning and Development Matthew Lattanzi said.

The project cleared a major hurdle on the state level in February, when the Massachusetts Gaming Commission ruled that the proposal was compatible with a 2013 local referendum that authorized the casino development.

Everett officials are eyeing the industrial district east of Broadway for a larger-scale “Destination District” encompassing projects such as hotels, sports facilities, concert halls and marinas.

The area includes the 43-acre Constellation Energy power plant acquired by Wynn Resorts in March for $25 million, which has been considered as a site for a New England Revolution soccer stadium. Uses such as a sports stadium would require the removal of the 173 Alford St. property from a state designated port area, which limits the size and types of commercial development.
