The Fallon Co. is the latest major developer planning to build office and research space in one of Boston’s fastest-transitioning neighborhoods.

Boston-based Fallon Co. is partnering with the owners of a 3.2-acre site in Charlestown’s Sullivan Square, proposing a two-building complex with 812,000 square feet of office, lab and retail space at 60-66 Cambridge St.

Plans for the parcels, located just east of the Interstate 93, “will create a welcoming and inclusive transit-oriented development” replacing the surface parking and a single-story building, Fallon Co. President MIchael J. Fallon wrote in a notification letter.

The Fallon Co. is partnering with the longtime property owners, the Owens Companies, on the project.

Industrial parcels in the Cambridge Street and Rutherford Avenue corridors have been in strong demand among major developers foreseeing opportunities for office, life science and multifamily housing. RISE Together and TRAX recently acquired the Teamsters Local 25 property in Sullivan Square as they assemble parcels for a proposed 2.6 million-square-foot mixed-use development, while Related Beal is seeking approval for a 101,500-square-foot life science building at 420 Rutherford Ave. On the lower Mystic River waterfront, The Flatley Co. of Braintree recently unveiled 1.8 million-square-foot redevelopment plans for the former Domino sugar factory property at 425 Medford St.

And a 29-story residential tower is proposed by Newton-based Fulcrum Global Investors on a 1-acre site bounded by Mystic Avenue, Sherman and Dorrance streets.
