Fenway Corners developers agreed to increase multifamily housing to 266 units, include smaller retail spaces for independent shops and delay review of the project’s final phase to coordinate with a city-sponsored transportation study.

WS Development, Red Sox owners Fenway Sports Group and the D’Angelo family are partnering on the 2.1 million-square-foot project, under review by the Boston Planning & Development Agency since June 2021 .

The development team this week submitted updated plans for the project, spanning 13 parcels and 5.3 acres surrounding Fenway Park.

Responding to comments from the public and elected officials, developers said they will add 50 housing units to the original proposal, while agreeing to include all 53 income-restricted units on-site. The changes bring the project’s affordable component to 20 percent, as proposed by Mayor MIchelle Wu for all major multifamily projects in the future.

The development team is delaying review of the final phase of the project – totaling 460,000 square feet – until the BPDA completes its Fenway-Kenmore Transportation Action Plan.

The study focuses on improving mobility in the neighborhood, where approximately 4.5 million square feet of development is proposed. The study is reviewing potential upgrades to rail, bus, bicycle, pedestrian and vehicle networks by the cities of Boston and Brookline, the MBTA and the Massachusetts Department of Conservation and Recreation.

The delay will enable the BPDA to quantify the project’s effects on the transportation system and mitigation required of the developers, according to the new filing.

Developers also said they will encourage smaller locally-owned shops in the project’s retail space, by designing “a very large number of smaller shops and storefronts.” WS also will offer business support and incubation services to tenants, similar to its Current pop-up shop incubator in its Seaport portfolio.
