Boston’s newest luxury apartment property presents two distinct facades designed to complement the architecture of the Bay Village and Back Bay neighborhoods.

Developer Greystar is marketing 126 apartments in the 212 Stuart St. tower, which held a grand opening ceremony on Thursday.

Designed by Sasaki and Höweler + Yoon, the 19-story tower was subject to review by the Boston Landmark Commission, and includes a scalloped facade that’s two stories taller on the side facing the Theater District. The narrow geometry of the 8,200-square-foot lot was a major consideration in design decisions, Partner Eric Höweler said in a 2021 interview.

“It’s not an easy floor plate to lay out and in a way, that’s why it was available. It’s a great location in the middle of the city, but the small lot size made it a challenge,” he said.

The concave design of the facade’s precast concrete panels create distinct shadow patterns at different times of day, Howeler noted.

Greystar acquired the approved development site in 2020 from Transom Real Estate. CIT Bank provided $75.8 million in construction financing.

Greystar is leasing apartments ranging from 500-square-foot studios to 2,100-square-foot three-bedroom units. A pair of two-bedroom walk-up style townhouse units, intended to match traditional Bay Village buildings, are available Nov. 1 and listed for $9,715 and $9,415 per month respectively. The two-bedroom penthouse unit on the top floor is listed at $19,550 per month, while a second-floor studio unit is available for $4,010 per month.

The amenity package includes a fitness center, library and roof terrace, front door package service and delivery of newspapers and dry cleaning. Units are outfitted with floor-to-ceiling windows, quartz countertops and free WiFi.
