Construction has begun on the 30-story Pierce Boston tower, which will become the tallest landmark in Boston’s Fenway neighborhood.

Boston-based Samuels & Assoc. is partnering with Chinese developer Landsea Group and Boston-based Weiner Ventures on the $300 million condominium and apartment complex at the corner of Boylston Street and Brookline Avenue.

Designed by Miami-based Architectonica, the tower will contain 109 condos and 240 apartments with 20,000 square feet of retail and restaurant space. The Collaborative Cos. of Boston is the exclusive sales and marketing agent.

Samuels originally proposed an all-rental project containing 319 apartments in a 22-story tower but amended the plans to include condos in the taller structure after cost estimates rose by $25 million. The project will include 42 affordable units on-site. Samuels agreed to pay $4 million to the city’s inclusionary development fund to support affordable housing at other locations.

As a condition of its approval, the developers agreed to pay $5 million for construction of public walkway and plaza space and an art installation on the 0.6-acre site.

On behalf of Samuels & Associates, CBRE/New England’s debt and structured finance team secured $177 million in construction financing from J.P. Morgan and identified Landsea as the joint venture equity partner.

Pierce Boston is one of three current projects by Samuels in the Fenway, along with the $250 million Van Ness mixed-use development at 1325 Boylston St. and the $650 million redevelopment of the Landmark Center with the addition of 550 residences, office and incubator space and a Wegmans supermarket. Samuels’ earlier completed the Fenway Triangle Trilogy and 1330 Boylston St. luxury apartment complexes, which contain more than 600 units.

More residential construction is on the way in the neighborhood, with Skanska USA Commercial Development expected to break ground shortly on a 215-unit, 17-story apartment tower on the former Burger King property at 1350 Boylston St.
