A 212-room hotel that recently broke ground overlooking Boston’s Greenway will operate under a Hilton boutique format brand.

Developers said the Blackstone Street hotel will be a Canopy by Hilton, a new brand launched in 2014 that includes canopy-style beds and emulates independent hotels by incorporating local food, beverages and artwork.

Harbinger Development, CV Properties and Olshan Properties are partnering on the project, built on a 1.2-acre property leased from the Massachusetts Department of Transportation.

The 6-story building will include a fitness center, 1,600 square feet of meeting space and three street-level restaurant/retail spaces totaling 12,711 square feet, one of which connect to an outdoor terrace that faces Hanover Street; and a second-floor hotel-operated cafe/bar.

Citizens Bank provided $75 million in construction financing, which was originally marketed by HFF prior to its acquisition by JLL in July.
