Boston-based Wellington Management will open a 106,000-square-foot office at 140 Kendrick St. in Needham, replacing its longtime suburban offices in Marlborough. 

Landlord Boston Properties announced a series of sustainability upgrades to the three-building, 440,000-square-foot Needham complex, including replacement of gas-fired utility systems with electric. The project also will include updated HVAC and new heat recovery systems and installation of a solar photovoltaic system as Boston Properties pursued net-zero carbon performance. 

Wellington Management confirmed it is not renewing its lease at 100 Campus Drive in Marlborough. 140 Kendrick St. was the headquarters of tech company PTC before it relocated to 121 Seaport in Boston in 2019.  

Tech data company IDG also leased 125,000 square feet at 140 Kendrick St. in May 2020 in a relocation from three Framingham office buildings.
