Where: 699 Boylston St., Boston
Owner: AEW
Built: 1984

699 Boylston is the first building in Back Bay to achieve Platinum Wired Certification, the highest rating for connectivity in office properties. The designation was assigned upon review of the building’s best-in-class connectivity, technological infrastructure and readiness to adopt emerging technologies. The property is also LEED certified and Energy Star certified.

699 Boylston is a 210,000-square-foot boutique office building steps from Copley Square in Boston’s Back Bay. Managed by Cushman & Wakefield, the architecturally distinct mid-rise contains 15,000-square-foot floorplates. Only the top floor, which has roof deck access, is currently available.

The building’s Wired Certification was assigned based on the building’s ability to provide tenants with features of connectivity that matter most to tenants: multiple points of entry into the building to mitigate service outages, capacity to support future equipment installation, and four fiber providers (Verizon, AT&T, Comcast and Lightower) and high-speed fixed wireless connection (Netblazr), which provides tenants with flexibility when selecting an Internet service provider.

“When AEW came to us to better understand what landlords are doing in the market to ensure their buildings are staying ahead of the curve, we immediately suggested Wired Certification to address an increasingly important tenant concern: internet connectivity. By achieving Platinum-level Wired Certification, we can confirm to the market that we have taken every necessary step to improve tenants’ connectivity experience and future-proof 699 Boylston for years to come.”
