A 150-unit apartment building is the latest proposal making Mission Hill a favored location for multifamily development in Boston.

Jefferson Apartment Group proposes to subdivide a parcel at 75 St. Alphonsus St to construct a new residential building next to its 20-story J-Vue at the LMA tower, which Jefferson Apartment Group acquired in 2019 for $165 million.

The project would replace a parking garage on the new 46,090-square-foot parcel with a new 75-foot-tall residential building that has an entrance on Worthington Street. The proposal includes 85 below-grade parking spaces for both properties, attorney Johanna Schneider of Hemenway & Barnes wrote in a notification letter to the Boston Planning & Development Agency.

Jefferson Apartment Group plans outdoor amenities and upgraded pedestrian passageways to Worthington and Smith streets.

In August, the BPDA approved Bulfinch Cos.’s plans for a 23-unit housing complex and lab building at 804-812 Huntington Ave. in Mission Hill.

And plans were submitted in August to redevelop the former Mission Church at 80 and 100 Smith St. as 218 multifamily units.

Jefferson Apartment Group has been active in suburban multifamily projects, leading the redevelopment of the Malden City Hall property into its J. Malden apartment complex and breaking ground in 2021 on a 168-unit apartment complex at 1042 Main St. in Woburn.
