Lexington-based cancer researcher ImmuneXcite has signed on as the first tenant to lease newly-converted lab space at Rockwood Capital’s 266 Second Ave. in Waltham.
The company leased 10,323 square feet in the two-building Waltham Place campus, which contains 95,808 square feet. Ownership and property manager Griffith Properties LLC recently converted the building’s second floor from office to lab space with a strategy of competing with Cambridge for biotech tenants. An 11,000-square-foot speculative suite is being built out for delivery in the third quarter.
Transwestern RBJ’s Jon Varholak, Rob Byrne and Perry Beal represented the building ownership, an affiliate of Rockwood Capital LLC. Bob Richards represented ImmuneXcite.
According to research by Transwestern | RBJ, Waltham had 998,000 square feet of laboratory space with 5.4 percent vacancy at the close of first-quarter 2016.
