500 Donald Lynch Boulevard

Burlington-based Nordblom Co. has sold 450 and 500 Donald Lynch Boulevard in Marlborough to Atlantic-Fulcrum Realty LLC, a joint venture between Atlantic Management Corp. of Framingham and Fulcrum Real Estate Partners of Needham.

The price was $11.5 million, according to Middlesex South Registry of Deeds filings. Brockton-based HarborOne Bank provided an $8.6 million mortgage.

The two high-tech flex buildings are 92 percent leased, with 9,521 square feet available at 450 Donald Lynch Boulevard.

A capital improvements plan for both buildings was recently completed. New England Cryogenics Center recently leased 30,000 square feet at 500 Donald Lynch Boulevard. Senko Advanced Components recently renewed and expanded its lease to 19,600 square feet and WaterSep BioSeparations Corp. leased 15,000 square feet at 450 Donald Lynch Boulevard.

The buildings are part of the 50-acre Solomon Pond Park at the junction of I-290 and I-495. The park includes 2 miles of landscaped walking trails, a fitness center, cafeteria with patio seating, Zagster bike sharing and collaborative outdoor space.
