Aided by a town grant to lure amenities to its commercial district, Pressed Cafe is committing to a new location in Chelmsford.

The sandwich chain will open its eighth location in 2022 at 330 Billerica Road, a 98,000-square-foot office building owned by Office Properties Income Trust and managed by Newton-based RMR Group.

Chelmsford economic development officials have sought to reinvent the 623-acre Cross Roads at Route 129 commercial district, which is comprised of older single-purpose office buildings, and which has had lingering high vacancy rates in recent years.

RMR Group is updating the lobby and facade of the office building, which was originally completed in 1983, and is being marketed for office, lab, R&D and retail tenants. The cafe will include indoor dining, a patio and a drive-up window.

The town of Chelmsford awarded a $100,000 grant to the Pressed Cafe to offset equipment purchases and fitout costs, economic development officials said last week.

Peter Montesanto of SRS Real Estate Partners represented ownership in the negotiations for the 5,675-square-foot, 10-year lease, while Allied Restaurant Group’s David Maida represented Pressed Cafe.

One existing Cross Roads company, Thermo Fisher Scientific, this month announced expansion plans with its $5 million acquisition of 220 Mill Road. The equipment manufacturer plans to open a 114,000-square-foot manufacturing facility in late 2021.
