Developers plan to replace a West Roxbury office building with a 55-unit apartment complex located next to an affordable housing project under construction by B’nai B’rith Housing New England.

The proposed development at 1208C VFW Parkway would include a 5-story, 62,140-square-foot building, 55 parking spaces and courtyard connecting to the open space at the neighboring Residences Off Baker development, according to a notification letter to the Boston Planning & Development Agency by consultant Thomas Maistros Jr., representing the developer.

The 1.2-acre property at 1208C VFW Parkway contains a 3-story office building and borders the Residences Off Baker, a 60-unit affordable housing development under construction by B’nai B’rith Housing New England.

The developer, 705 Plantation Street Realty LLC of Marlborough, lists Yijun Li as manager, according to a corporate filing with the Secretary of State’s office.

The property is located in a community commercial zoning district and will require Zoning Board of Appeal approval of a height variance and conditional use permit, the letter states.

The developer has been meeting with BPDA staff for more than a year and already modified the proposal and site design, including the addition of a pedestrian connection to Baker Street.
