Harbinger Development has filed plans for Marine Wharf, a 411-room hotel at 660 Summer St. in Boston’s Seaport District.

The 5- through 14-story hotel would be built on a vacant 1.2-acre parcel at the corner of Drydock Avenue, alongside the Reserved Channel. It would be branded under both the Hampton Inn and Homewood Suites flags.

Boston’s Economic Development and Industrial Corp., the sister agency to the Boston Redevelopment Authority, has agreed to lease the parcel to Harbinger for 99 years.

Harbinger, founded by Eamon O’Mara, is marketing the property to meet demand generated by the nearby Boston Convention and Exhibition Center. The hotel would contain 245 select-service Hampton Inn rooms and 166 extended-stay suites under the Homewood Suites brand, along with 3,500 square feet of retail space.

“To have the two top Hilton brands for those segments exclusively in the Seaport is a remarkable opportunity,” O’Marah told Banker & Tradesman in June.

Subject to an article 80 review by the BRA, the 320,000-square-foot project is expected to begin construction next spring and open in 2019.

Harbinger will assume responsibility for maintenance of a neighboring park owned by the EDIC.

Boston-based Perkins & Will is the architect. Amenities will include 8,000 square feet of meeting and recreation space and an 8,000-square-foot enclosed rooftop “Great Room” and outdoor area, fitness center, indoor pool and 75 parking spaces on the second floor.

O’Marah’s previous local projects include the Ames Hotel and the recently-approved 225-room Haymarket Hotel project on Blackstone Street.
