A 19th-century boutique office building next to Boston’s Orpheum Theatre has been sold to a local developer for $7.9 million.

D’Angelo Inc. of West Bridgewater sold Hamilton Place to Fred Starikov, trustee of Brookline-based Alex Hamilton Realty Trust on May 7, according to Suffolk County Registry of Deeds filings.

The 4-story sandstone- and brick-facade building on a 4,800-square-foot parcel was completed in the mid-1800s, according to broker Boston City Group Inc. It contains 17,695 square feet of office space, including three floors occupied by Life Science Nation and various smaller tenants leasing between 1,000 to 1,700 square feet.

Boston City Group’s Caroline Ligotti, Linda Redeker and Emily McGranaghan worked with the seller and procured the buyer to complete the off-market transaction.
