Pennrose’s newest Massachusetts development will create 93 apartments in a mixed-income community rising on a long-vacant Wareham property.

The developer, which specializes in affordable housing projects in partnerships with communities, was designated by the Wareham Redevelopment Authority to complete the project now under construction on Swifts Beach Road.

Located on a 16-acre site, the project will include 49 workforce and affordable apartments for families in 10 townhouse-style buildings surrounding a town green. The 44 income-restricted apartments for people ages 62 and older will occupy a mid-rise building.

Pennrose has been active across Massachusetts in creating housing at surplus municipal properties such as former school buildings.

The company also is seeking the designation from the city of Boston to build 121 housing units in an addition to the West End branch of the Boston Public Library.

In February, Pennrose received $6.25 million from the city of Boston for its redevelopment of the former Blessed Sacrament Church in Jamaica Plain, which will include 55 income-restricted housing units and performance space.

In Wareham, all of the apartments will be made available for households earning 30 to 100 percent of area median income, equivalent to a salary of $31,000 to $105,000 for a one-person household.

Financing was provided by MassHousing, Eastern Bank, Hudson Housing Capital, the Massachusetts Housing Investment Corp., the Massachusetts Executive Office of Housing and Livable Communities (EOHLC), the Community Economic Development Assistance Corp. and the Wareham Community Preservation Committee.

NEI General Contracting is leading the construction team on the project, scheduled for completion in summer 2024.
