After approval of the largest industrial project in Pepperell history, a developer has selected JLL to market 450,000 square feet at a planned new logistics park.

Cervenka Development Partners plans to construct two buildings totaling 253,750 and 201,000 square feet at 149-166 Nashua Road. The project, including 36-foot clear heights, will provide deep discounts in rent compared to properties in the Boston area, developers said.

JLL’s industrial leasing team led by Brian Tisbert represents developers in leasing.

The project will require blasting and grading of the entire former quarry site, with an initial phase including construction of the larger building.

“This development is the first of its kind in this region and will meet the long-time lack of Class A industrial product that interconnect the markets within the full interchange of Route 3 in Nashua and Greater Boston,” Principal Tom Cervenka said in a statement.

The project team includes LandTech Consultants, GeoEngineers USA and traffic engineers TEPP LLC.
