Boston-based RISE Together’s multifamily development horizons are expanding into Mattapan Square with plans to redevelop a commercial property as 165 housing units and a restaurant.

The 1.6-acre parcel at 1590 Blue Hill Ave. would become the site of a two-building housing complex. Designs by J. Garland Enterprises include a 100-unit building fronting on River Street including 44 garaged parking spaces, and a 65-unit building on Blue Hill Avenue, which would include a 4,475-square-foot commercial storefront. 

Developers updated the project with plans for a locally-owned restaurant and additional family-sized units following discussions with the Boston Planning & Development Agency, according to a letter of intent submitted by attorney George Morancy.

“The proposed project’s many community benefits include the addition of 165 units of new housing of the area, enhancing the residential fabric of the neighborhood and strengthening conditions which will allow local businesses to thrive and prosper,” Morancy wrote.

Developers will exceed the city’s current 13 percent affordable housing minimum, which is under review by an advisory committee appointed by Mayor Michelle Wu.

The property at 1590 Blue Hill Ave. contains a service station and last sold in 2012 for $142,000, according to property records.
