After leasing up its 101 and 121 Seaport office tower for three corporate headquarters, Skanska is hoping to duplicate its success at Two Drydock.

The developer has started construction of a 12-story, 225,000-square-foot office tower on an 0.85-acre parcel leased from the Economic Development and Industrial Corp. of Boston.

The development will include 9,500 square feet of ground-floor retail space and a 12,000-square-foot public plaza. Tenant amenities include bike storage, a fitness center, locker rooms with showers, and a 7,500-square-foot roof terrace. CBRE is representing Skanska in leasing.

Boston-based architects SGA designed the building with parking on levels two through four which can be converted to leasable space in the future, reflecting potential declining use of private vehicles.

Morgan Stanley is taking a similar approach as it expands and renovates the 41-story One Post Office Square tower in the Financial District. Construction of an 18-story addition including 265,000 square feet of office space and an automated parking system is scheduled to begin next year, with three levels of parking that could be converted into office space connecting to the existing tower.

2 Drydock is Skanska’s third office project in the Seaport District. PwC leased the entire 101 Seaport tower office segment to PwC in 2013 for its North American headquarters, prompting Skanska to kick off construction in 2014. Skanska began construction of 121 Seaport on speculation in 2015 and leased all 400,000 square feet of office space to Alexion Pharmaceuticals and PTC in 2017 as they prepare to relocate their headquarters from New Haven, Connecticut and Needham respectively.

New York developer Tishman Speyer had similar success at its speculative Pier 4 office building, which is fully leased to Boston Consulting Group and Cengage ahead of completion later this year.

“The creative energy that exists within the Drydock area of the Seaport District inspired our vision for Two Drydock as an inventive, future-proof environment in the center of the action,” said Charley Leatherbee, head of commercial development operations for Skanska in Boston, in a statement.

The Economic Development and Industrial Corp. of Boston put out a request for proposals for the parcel, which had been used as surface parking, in 2015 and selected Skanska as developer.
