A 72-room hotel development site near the Boston Convention & Exhibition Center is on the market amid Boston’s lingering pause of hotel construction.

The industrial property at 330 C St. has approvals for a 46,600-square-foot hotel. Developers RISE and City Realty received approval in April 2023 for the project, estimated at $26.8 million.

The site is offered for $6.6 million, according to a listing by Coldwell Banker Commercial Realty.

Hotel development projects have encountered difficulties in obtaining construction financing in Boston despite a rebound in the performance of the local market. Occupancy and room rates have exceeded pre-pandemic levels, amid a rebound in the convention and leisure travel markets.

But interest rate increases have delayed groundbreakings. Some state officials say the South Boston and Seaport District areas need more hotel rooms to accommodate convention center visitors during peak times of year and help Boston compete against other meeting destinations.

New hotel projects have been approved in recent years at 180 Guest St. in Brighton and 42 Cross St. in the North End. H.N. Gorin Inc. continues to seek approval for a 300-room hotel tower at 39 Stanhope St. in Back Bay.

City Realty and RISE were not available for comment.
