A medical equipment distributor leased 444,413 square feet at an industrial development in Uxbridge, in the region’s largest lease at a speculative project in 2023.

Scannell Properties and a Crow Holdings Capital real estate fund are developing the 607,486-square-foot distribution and warehouse project at 40 Lackey Dam Road, which was completed in the second quarter.

According to a Worcester South District Registry of Deeds filing, McKesson Medical Surgical signed a lease for the property on Nov. 3.

The building has 163,000 square feet of available space, after developers opted to shrink the footprint by 30,000 square feet, Scannell Properties Senior Development Associate Leo Leighton said in a statement.

JLL Managing Directors Joe Fabiano, Rachel Marks, and Bob McGuire and Vice President Chelsea Andre represented ownership in the lease transaction, while JLL Managing Director Michael Ciummei and Associate Dane Caracino represented the tenant.

Developers submitted plans in 2020 for the project, which is located on a site on the borders of Uxbridge, Douglas and Sutton.
