Springfield was the most active municipality in all of Massachusetts when it came to home sales in August 2025.

The city saw 97 single-family homes sales in August, according to data from The Warren Group, the publisher of Banker & Tradesman. While the Hampden County city saw the most single-family sales of any town or city in Massachusetts outside Boston, the tally still represented a 7.6 percent drop year-over-year.

Sales year-to-date have also seen a slowdown. There have been 668 single-family home sales in Springfield through Aug. 31, a 1.6 percent drop year-over-year.

Springfield was the only community from Hampden County to make the list. Plymouth and Norfolk County each had two cities and towns in the top 10 by numbers of home sales.

The average median sale price for these most active markets was $666,770. Seven of the top 10 markets were below the statewide median sale price. Springfield had the lowest median sale price of all 10 most active communities, at $286,500.

Lexington was the most expensive market to make the list. The median sale price for a single-family home in the Boston suburb was $1.85 million, but the town saw 48 sales in August, an increase from 40 sales in 2024.

Just behind Springfield was Worcester, with 77 single-family sales in August. Similar to Springfield, this was a decline compared to August of last year, when it had 87 single-family home sales. The city is seeing some growth on a year-to-date basis with a 3.1 percent increase in sales.
