The Massachusetts Housing Court has declared it will not hear any eviction cases until April 21, rendering moot a debate over eviction moratoriums during the coronavirus outbreak.

A notice posted on the Housing Court website Monday afternoon declares that all non-emergency cases before it will be rescheduled after April 21. Electronic filing is still allowed. Clerks-magistrate will be tasked with determining if a case is an emergency.

The move comes days after the city of Boston, a trade group for nonprofit developers and the Greater Boston Real Estate Board announced a deal for a voluntary, 90-day moratorium on evictions due to the coronavirus outbreak.

A senior leader in the House of Representatives and a leading progressive lawmaker filed a bill last week that would mandate a state-wide eviction moratorium during the state of emergency declared by Gov. Charlie Baker to try to contain the spread of COVID-19.

Proponents say evicting people during the crisis would increase the burden on already-stretched healthcare and social service organizations.
